I Location: 306-314 W. 8th Street, one block east of Broadway on Scamp’s Alley; I Visit KC Loft Central Sales Gallery, 127 W. 10th St., on the southeast corner of 10th and Wyandotte streets for information and access. Hours are 9 a.m. to 5 p.m. daily, 11 a.m. to 5 p.m. Saturday and 1 to 5 p.m. Sunday.
I Price range: $89,000 to $290,000.
I Contact: Anne Marie Bennett at 816-842-6544.
I Web: www.KCLoftCentral.com.

If they can make it there, we can make it here. Tucked away downtown, just east of Broadway Blvd. on 8th Street are the SoHo Lofts, a row of historic, circa 1900s buildings — SoHo II, SoHo III, Gaslight Garage and the Phoenix — linked by their developer, Master Realty Properties Inc., into 108 studio, one- and two-bedroom condominiums.
These lofts mingle with a street life of restaurants and shops, evoking the feel of a New York street right here in Kansas City. The street, also known as Scamp’s Alley, is just three blocks south of the River Market and four blocks north of the Kansas City Public Library — and close enough for leisurely strolls to the Crossroads Arts District and the new Power & Light District. Walk to work in the heart of downtown, the Government District and the Financial District.
SoHo is the vision of John Bennett, president of Master Realty Properties Inc., developer of the area. Bennett named it SoHo in honor of one of New York’s famous neighborhoods.
Bennett says that a wide variety of elegant floor plans is available featuring heavy timber ceilings and stunning views, ranging in size from 550 to 1,400 square feet. The entire complex was updated in 2006 with modern kitchens, fresh paint, restored or new flooring and fixtures, as well as new heating, air conditioning, plumbing and electrical systems.
The complex includes a club room, full fitness facility, rooftop terrace, attached parking garage and secured telephone entry system.
“People are very surprised when they find out they can get a 670 square foot modernized one-bedroom unit, in this downtown location, with covered and attached parking, for less than $100,000,” said Bennett.
“While it is ludicrous to compare SoHo pricing with Manhattan prices (around $800,000 for 650 square feet), many people believe they do get more for their money in a SoHo loft than they can get in Kansas City suburbs, where the median single-family home price is still holding at around the $140,000 mark. It’s a question of each individual’s priorities and values and those are changing rapidly in these days of high gasoline prices and today’s real estate markets.
The fact is, downtown residential prices are somewhat steady due to their unique locations. The urban condo market remains steady where other suburban locations suffer their ups and downs.”
He adds that many SoHo pricing ranges from $89,000 to $290,000 and many SoHo residents are young professionals and downsizing boomers.
“There is a fast-growing group aged in their mid-forties and up, whose kids are out on their own and who want to throw away the lawn mower, purge their doodads and make a fresh start surrounded by restaurants, shops, theaters and other entertainment,” he said.
MRP invites homebuyers to visit its KC Loft Central Sales Gallery downtown at the corner of 10th and Wyandotte to view all the available SoHo Lofts living spaces.

Condominium 801 on the top floor of the Fountains Lofts at the northwest corner of 8th Street and Broadway Blvd. is uniquely situated to drink in one of Kansas City’s most breathtaking and rare views – a panoramic vista of the Missouri River and its bridges, against the backdrop of the landscapes of the northland. Viewing the sunset from the living room or party-sized, 220 square foot balcony may be the best show in town. And, when night falls, the illuminated bridge sparkles its reflection on the water, and viewers are treated to marquee designs of the riverboat casinos.
These features characterize this unit and several others in this unique building according to Anne Marie Bennett, project manager for KCLoftCentral. KCLoftCentral is the sales and marketing hub for local preservationist developer Master Realty Properties Inc., MRP is the developer of Fountains Lofts, and several other historic properties in Downtown Kansas City, including the Atriums, Campbell Lofts, and Library Lofts.
Bennett said the view from unit 801 at Fountains was a major factor for its addition to MRP’s Elite Collection of select ‘top-shelf’ units favored by the sales team for outstanding features.
“The Elite Collection was created by the demand of many homebuyers who visit our sales center and immediately ask to see our very best available condominiums,” she explained. “This select segment of our portfolio represents our premium product priced up to the mid-$700’s. However, unit 801 in the Fountains is only listed at $475,000 in spite of the million dollar views.
MRP spent two years meticulously renovating the historic Fountains Lofts building from the outside in, replacing the roof and windows, pouring new concrete floors embedded with a thick membrane of sound-dampening material and finally building a new parking garage for the home owners. Workers remodeled the public foyer and added a modern fitness center with Precor® equipment, a custom-built Jacuzzi® and a large contemporary clubroom and kitchen facility for entertaining guests. “After the sun has set, the HD theater on the lower level is a great place for catching the next best show in town with up to 16 of your friends”, says Bennett.
While all the units in the building are completely modernized, in unit 801, homebuyers will find two bedrooms and two full baths, a large walk-in customized closet and a laundry room all within 1,456 square feet.
In the kitchen area, beneath a large skylight, tropic brown granite countertops anchor the space and complement the all new stainless steel G.E. Profile® appliances. A gas stove is also standard to the delight of the aspiring chef. Unique to this unit are hand-built, traditional Victorian cabinets that tie in with the structural brick and timber.
Bennett added that the master bath features an absolute black granite countertop with double vanity, undermount Kohler sinks, rich cabinets and a large shower with Empire Grey tile surround and a European frameless glass door.
Aside from the breath taking views another highlight of the living area is a gas fireplace and historical steel I-beams that originally supported the building’s old freight elevator.
The unit is designated as a model unit and is available for tours by appointment or by visiting MRP’s KCLoftCentral sales gallery downtown at 127 W. Central Ave. For more information, please call 816-842-6544 or visit www.KCLoftCentral.com. Gallery hours are Monday to Friday, 10 a.m. to 6 p.m., Saturday, 11 a.m. to 5 p.m. and Sunday 1 p.m. to 5 p.m., when visitors are always welcome.

MRP president John Bennett says criteria used to categorize the properties include location, views, creative floor plans, luxury appointments and other distinctive features.

“There is no precise set of features that qualifies a given unit for the Elite Collection. We base our classification on a set of subjective judgments that elevate certain units into this top-shelf category, and those who make those decisions are members of our leadership team,” he said. “While our determinations as to which units fall into the Elite Collection may be subjective, it’s so clear when you see the Elites; they just pop.” Bennett explains, “Styles evolve, new ideas deserve implementation, and technology is always changing. For example, electronics continue to be a highly sought-after feature. People want wireless control for fireplaces, lighting, amazin sound, televisions built into walls, MP3 player portals, state-of-the-art security monitoring and those kinds of things,” John Bennett said.

Potential homebuyers can experience the Elite Collection, and all the properties offered by MRP, by visiting its KC Loft Central Sales Gallery at the southeast corner of 10th and Wyandotte Streets.

Kansas City, Nov. 16, 2007
Last night, 8th and Broadway was lit up by the Grand Opening party for MRP’s Fountains Lofts. Guests were greeted by live music from the Dan Doran Band, as well as beverages and appetizers from JP’s Wine Bar and 7Seven Restaurant.
To their surprise, guests were handed a card worth 10 percent off the cost of any unit purchased by mid-January.
“The feedback we are getting couldn’t be better,” says Bennett. “People are surprised by the views as well as the solid, historic feel of the building.”
The stone and heavy timber building was originally constructed in 1903 for a pharmaceutical wholesaler and is listed on the National Registry of Historic Places.
Brian Reilly of Embassy Properties, Inc., managers of the building, reinforces the added value of the location.
“Given that the Fountains Lofts project is located within an established, historic neighborhood, buyer values are held a lot stronger than those of condominiums located in suburban or non-historic building developments, he says. “That’s really important for people here,” Reilly continues. “It’s like a classic car — it gets more and more valuable as the years go on.”
