MRP president John Bennett says criteria used to categorize the properties include location, views, creative floor plans, luxury appointments and other distinctive features.

“There is no precise set of features that qualifies a given unit for the Elite Collection. We base our classification on a set of subjective judgments that elevate certain units into this top-shelf category, and those who make those decisions are members of our leadership team,” he said. “While our determinations as to which units fall into the Elite Collection may be subjective, it’s so clear when you see the Elites; they just pop.” Bennett explains, “Styles evolve, new ideas deserve implementation, and technology is always changing. For example, electronics continue to be a highly sought-after feature. People want wireless control for fireplaces, lighting, amazin sound, televisions built into walls, MP3 player portals, state-of-the-art security monitoring and those kinds of things,” John Bennett said.

Potential homebuyers can experience the Elite Collection, and all the properties offered by MRP, by visiting its KC Loft Central Sales Gallery at the southeast corner of 10th and Wyandotte Streets.

Kansas City, Nov. 16, 2007
Last night, 8th and Broadway was lit up by the Grand Opening party for MRP’s Fountains Lofts. Guests were greeted by live music from the Dan Doran Band, as well as beverages and appetizers from JP’s Wine Bar and 7Seven Restaurant.
To their surprise, guests were handed a card worth 10 percent off the cost of any unit purchased by mid-January.
“The feedback we are getting couldn’t be better,” says Bennett. “People are surprised by the views as well as the solid, historic feel of the building.”
The stone and heavy timber building was originally constructed in 1903 for a pharmaceutical wholesaler and is listed on the National Registry of Historic Places.
Brian Reilly of Embassy Properties, Inc., managers of the building, reinforces the added value of the location.
“Given that the Fountains Lofts project is located within an established, historic neighborhood, buyer values are held a lot stronger than those of condominiums located in suburban or non-historic building developments, he says. “That’s really important for people here,” Reilly continues. “It’s like a classic car — it gets more and more valuable as the years go on.”

For buyers who are searching for an affordable place to live in the heart of the city, SoHo lofts might be the answer, the marketing team said.

Situated on Eighth Street between May and Central streets in the historic Garment District downtown, SoHo Lofts is the latest addition to an upscale portfolio of condominium projects developed by Master Realty Properties. Operating downtown since 1987, Master Realty Properties has successfully developed four other loft condominium projects, including 700 Broadway, Coffee Lofts, Atriums East and Atriums West. The building was constructed around 1900 as a shoe factory warehouse, and today has been transformed into 108 loft condominiums featuring numerous floor plans from elegant studios to captivating one- and two-bedroom units, according to the marketing team."At the SoHo Lofts you get the feel of real downtown urban living and the sense of the neighborhood, because of the fact that you are walking distance from the various restaurants and all the upcoming downtown activities such as the Power & Light District and the existing River Market," said Brian Reilly of Embassy Properties, the firm that manages the property. "Basically, you can walk out of your condo and be at any of those attractions within just a few minutes' walk."Access to Interstates 35 and 70 is also nearby. Each unit features large, factory windows, exposed brick, heavy timber ceilings and what the marketing team described as outstanding views of the downtown skyline, in addition to urban views down Eighth Street and north toward the river.According to the marketing team, the units are sold "designer-ready," and buyers are given the option to work with Scott Higgins of MLB Designs to select custom finishes and other upgrades. CMJ Enterprises, Master Realty Property's builder, will construct a loft to fit whatever level of finish the buyer chooses.Priced from $99,000 to $200,000, these one-of-a-kind lofts are some of the most affordable in the city, the marketing team said. Moreover, buyers here have the advantage of having their upgrades or personal customization completed and financed into the sales price before closing, in addition to a nine-year tax abatement. The high-end offerings here are further enhanced by an amenities package that includes a secured entry and secured parking in the attached garage, modern clubroom and large fitness facility with a yoga studio and tanning bed."We're very excited to be putting the finishing touches on our rooftop deck," Reilly said. "From the rooftop deck you get an awesome view of the river, the downtown airport and the River Market. Because of this, and with prices starting at only $99,000, sales activity has been great."

Described as a true historic, downtown jewel, Fountains Lofts is one of the most exciting new downtown developments where location, luxury and lifestyle speak volumes, according to the marketing team

Situated at Eighth Street and Broadway in the heart of the Historic Garment District, the eight-story heavy timber building, constructed in 1903, is listed on the National Registry of Historic Places. One of the biggest draws to the development is the location, just a stone's throw from the River Market, Crossroads Arts District and upcoming Sprint Center and Power & Light District, offering the city's best culinary, shopping and entertainment opportunities as well as easy access to Interstates 35 and 70, the marketing team said.Inside, prospective buyers will find that the structure has been meticulously renovated to offer 45 sleek lofts that dually embrace an urban lifestyle while incorporating the building's historic past, according to Brian Reilly of Embassy Properties, the firm that manages the property. The lofts are priced from $190,000 to $495,000 and the 12 different floor plans available encompass a wide variety of one- and two-bedroom units.High levels of finish have been used throughout each unit, including what Reilly describes as eye-catching polished concrete floors, stainless steel GE appliances and gas cooktops in the kitchens, beautiful granite countertops and vent-less Bosch washer and dryer systems that conform to the historic attributes of the building. Some of the units have private balconies offering breathtaking views both west and north toward the Missouri River, and each unit comes with a large, secure storage locker and two-year developer's warranty."The construction phase of the project is progressing rapidly and right on schedule," Reilly said. Units on the top three floors are nearing 100 percent completion and the team is making preparations to accommodate the first residents in October.Reilly said a "truly outstanding feature that distinguishes Fountain Lofts from other loft and condominium developments" is the special attention paid to reduction of sound transmission between the units. This has been addressed at the very core of the building. In addition to using four layers of drywall, a sound absorbing resilient channel and 4 inches of insulation in the demising walls between each unit, the builder also addressed noise transmission from above and below by using 3 inches of concrete poured on top of a "state-of-the-art" sound-absorbing mat. In addition, the roof has received a double layer of dense foam insulation totaling 6 inches with a 6 millimeter summit resulting in an insulation rating of R-30."The intent was to address the issue of hearing your neighbors, which is often a big problem in other developments," Reilly said. "All of these measures have been taken and melded seamlessly to provide more comfort for each resident and add a stylish touch to each loft. We even hired a national engineering company to perform acoustical tests that verified the intended results." He added that the amenity package offered at Fountains Lofts encompasses a luxury clubroom with gourmet kitchen, dining and meeting facilities, and an acoustically high-tech, 16-seat theater room complete with wrap-around screen and tiered seating. There is also a modern fitness facility offering residents and their guests a full range of Precor cardio and strength-training machines, a tanning bed and a custom built oversized Jacuzzi hot tub.Described as a true historic, downtown jewel, Fountains Lofts is one of the most exciting new downtown developments where location, luxury and lifestyle speak volumes, according to the marketing team.Secured covered parking for the Fountains Lofts will be located in the newly constructed Bank Street Garage. The garage is being built specifically for the Fountains project so each resident will have the ability to lease or purchase up to three parking spaces for their loft. Sales have been brisk, with many prospective buyers realizing that because the Fountains Lofts project is located within an established, historic neighborhood, buyer values here are a great deal stronger than those of condominiums located in suburban or non-historic building developments, Reilly said. Model units are now available for viewing. Prospective buyers are also invited to view floor plans, photos and more at www.KCLoftCentral.com, the main site for all of the downtown projects offered by developer Master Realty Properties. "When it's time to make your splash in the City of Fountains nothing but the best will do, and that by any measure is Master Realty Properties," Reilly said.
